• Rehab Loans: Whether you’re looking to rehab or hold a property, this one time loan helps investors purchase or fix up their investment property so they can rent it out or sell it. Rate is determined by the following:

  1. 1. Liquid Assets: This includes, but not limited to liquid assets both personal and business: Savings, Checking, Money Markets, Mutual Funds, Cash Value Life Insurance, 401K, IRAs
     2. No minimum Credit Score required
     3. Up to 90% Purchase price and up to 100% Renovation
     4. No experience necessary but the more experience you have in fix & flips, rentals, and ground up construction, the better the terms.

  *Higher amounts are available on a case by case basis.

• Rental Loans

  • Purchases 1-4 and Condo up to 80 LTV
  • Refinances 1-4 and Condo up to 75 LTV Cashout or Rate and Term
  • On Refinances can cashout refinance in as little as 31 days of owning the property LTV based on market value
  • No income…No Tax Returns… No Paystubs
  • Rents are substituted for Income
  • Loans available in 3/1 ARM, 5/1 ARM, 7/1 ARM or 30 year Fixed available. IO is available on some loans.
