The Meeting Before the Meeting

There are three basic reasons businesses fail, Management, marketing and money. During this month’s meeting I will be showing you how to find all the money you need from people sitting right next to you when you did didn’t even know it.
During this meeting, I’m going to show you that four out of every 10 people you meet have the potential to be your private lender even though you don’t even realize it.
I will discuss the “Do’s and Don’ts” of borrowing money from private individuals. Often times you hear people say “you don’t need money to buy real estate” and although this is true, the reality is that it is so much easier with money.
So, if you’re interested in finding out how you can find all the private lenders you can get your hands on, then be sure to attend this session. Here’s just a few of the things that I will discuss…

Posted on June 4, 2019 byRandy Hughes, aka Mr. Land Trust, started life out on the wrong side of the railroad tracks. His father was an alcoholic and his mother was left to raise four children on a clerk’s wages. None of his relatives owned their own business … everyone worked for wages.
His father charged the weekly groceries so that the family would have food on the table. There was no stable income for any future education much less the current needs of the family.
No intellectual or financial direction was taught in his schools or church. No blood relative had anything to offer other than “working for the man” at an hourly wage. Bank savings and financial security was what only the rich had. He was doomed for financial failure and unhappiness for the rest of his life.
Randy knew that there MUST be a better way to live. He decided to break the cycle of poverty in his family genes. Education came first. Randy graduated from Eastern Illinois University and began buying single family homes for rental while in college. After college, the Randy tried many different types of businesses, but always came back to the Single Family Home as the IDEAL investment. Buying Pretty Houses Subject-To Workshop June 15, 2019

My name is Don DeRosa. I am a real estate trainer, mentor and full-time real estate investor actively buying, selling and holding properties each month for huge profits and long-term cash flow.
When I first started almost 22 years ago, I thought I wanted to be a wholesaler and flip contracts because I thought I needed a bunch of cash to buy and hold, or buy and rehab houses. I was like everyone else starting out in this business. I didn’t have lots of money, so I thought wholesaling was the easy way to go.
Boy was I wrong. Fortunately for me I was introduced to a buying technique called “Subject-To” by a friend. This is a technique where the Seller deeds the property over to you (you own it) but leaves the loan in place and you simply continue to make the existing payments (you don’t have to go to the bank and qualify).
Well I must say this technique changed my life. Within the first 30 days of learning the Subject-To technique I bought 4 houses for one dollar each (yes, you read that correctly) and I have been buying them that way ever since.
I no longer have to sell the “Golden Goose” to make lots of money. Today I am working furiously at buying properties “Subject-To” using the existing financing on the seller’s home instead of having to go to a bank or a hard money lender for funding. This allows me to buy multiple properties fast, without coming up with all the purchase funds on the front end.

Get There by 8AM: You should arrive by 8AM at the latest. Some of us are meeting there at 6AM to reserve a spot on the back of the boat. You must come early to reserve a spot on the back of the boat as well since we cannot save spots. If you arrive late, the boat will not wait.
Breakfast @ 7AM: We are all going to have coffee and/or breakfast at the Salt Cracker Cafe at 7AM which is a couple of buildings down in the Marina Building.
