Keith Gains

Originally from New York, Keith moved down to the beautiful sunshine state after high school to pursue a career in Architecture, Construction and Real Estate. A graduate of the University of Florida School of Architecture, Keith brings a unique design skill set to his real estate business. Since 2013 as full time Real Estate Investor, he has successfully flipped & built over 30 homes in and around the bay area. Understanding design/market trends, paying attention to what buyers want in a home, as well as having a firm grasp on home values, gives him a unique edge in the local marketplace. How to Become a Transaction Engineer with Don DeRosa on June 16, 2018
Posted on June 8, 2018 byWhen you come across a lead, do you know how to look at the information, analyze it and determine what to do with it next? There’s nothing worse than losing a deal because you don’t know multiple ways to structure the deal and how to present multiple offers to the seller.
We are in the midst of a sellers’ market. Although I wish it would never end, that simply isn’t possible. As Sir Isaac Newton once said “what goes up must come down“. He was referring to gravity of course, but the same can be said for real estate.
I want you to learn NOW, how to buy properties with no money down or with as little as possible because you can’t and shouldn’t always rely on traditional funding and traditional methods.
To be a good, creative deal structurer, two things need to happen… 1) You need to become a problem solver aka a “transaction engineer”. The better you understand the problem, the more solutions you can offer your seller. 2) You need to become your seller’s partner. It needs to be a win-win scenario for everyone.
During the Transaction Engineer Workshop, I’m going to teach you how to collect the right information, how to analyze the details and then how to use it to create a win-win solution for you and your seller.

- How to perform proper due diligence
- How to structure three different deals on each lead

Onsite Renovation Group Meets at Duplex Conversion in Gulfport on June 19, 2018

Please join us on Tuesday, June 19th at 1:00PM for the Tampa REIA Onsite Renovation Group (ORG), hosted by Jim Miera, to learn all about finding, funding, fixing, and flipping houses for big profits. This month’s meeting will be held at 4938 Newton Ave S, Gulfport, FL.
This is a very unique rehab case study that involves a house that was illegally converted to a duplex way back when and is now being converted back to a single family house offering some very interesting learning lessons to be shared.
This house was built in 1955 and is 1081 square feet. It had been under a work stop order with code enforcement for 15 months… whoops! This rehab is now being managed by Brandon Mann with CTM Capital LLC.

The Property Protege Group (PPG) is a private coaching group led by Don and Dustin that meets in-person in Tampa, Atlanta or Online via Facebook Live for PPG Members that cannot attend in-person (Replays are available for PPG members who can’t attend live). The first part of the meeting is educational and the second part is where we evaluate your deals and decide if they are a deal or no deal.

So when it comes to knowing your numbers…
- Do you know how to really determine if you are buying a good deal or not?

Please join us on Tuesday, May 15th at 1:00PM for the Tampa REIA Onsite Renovation Group (ORG) to learn all about finding, funding, fixing, and flipping houses for big profits. This month’s meeting will be held at 1015 East 24th Ave, Tampa, FL.
This will be a great Onsite case study house in Tampa’s historical Ybor Heights district! This is a 4 bedroom, 2 bath, 1464 square feet block home built in 1947 that’s taking on a whole new personality!
The house is being renovated by TJ Hines of American Home Buyers Group and is about 40% complete. We look forward to seeing everyone for this unique real time case study! See you there on Tuesday, May 15th at 1PM.
