The real estate market is and has always been a very competitive industry, but with the looming global Covid-19 crisis and with lenders beginning to increase their lending requirements, there is going to be a major change in our market.
The days of the Seller being in control and able to sell their house at will and for top dollar is rapidly changing.
With over 33 million people filing for unemployment, this will certainly impact the dynamics of what options the Seller has when trying to sell their house. Inventory will begin to climb and houses will begin to sit on the market which in turn will create higher foreclosures for banks and a more challenging experience for Sellers trying to sell their house FAST.
However, that shouldn’t stop you from fulfilling your dreams of being a real estate investor. In fact, this is exactly the type of economy where Real Estate Millionaires are made. True wealth in real estate comes from buying low and selling high. This will be the perfect opportunity for any investor that understand this fact to make money in the next few years. But, only if you understand how to buy houses with little to no money or credit.
If you really want to make money in real estate, then don’t do what everyone else is doing. Do something different. Do something that few people know how to do. That something is buying houses “Subject To”.
In this New environment, the Seller will be looking for alternatives if they can’t sell their house for all cash. That alternative is selling “Subject To”.
Buying “Subject To” is when the Seller conveys the title of their property to you via a Warranty Deed (ownership), but the note and security instrument (mortgage or security deed) stays in the Seller’s name and then you simply make their ongoing payments.
This technique allows you as the investor to OWN properties without having to go down to the bank and qualify for them like a traditional sale.

Gaining traction as a wholesaler, Brian expanded into other strategies including land trades, private lending, rentals, and buying/selling on terms through owner finance. He’s seen first-hand how becoming a deal architect is required to get deals done at today’s seller’s “kitchen table”.
Brian also realized the reality of wealth building using real estate secured assets which inspired him to dream of connecting people and educating others so they too can build wealth using real estate. Brian has been teaching and consulting investors since 2017 and is very excited to bring his passion and experience to the NoteSchool team.
Brian is a family man first, he’s married to his high school sweet-heart Chelsea, and has two amazing kids that drive him to be a change-agent in the world.
